Bender Commercial Real Estate is excited to announce another done deal. The Vault on Carolyn Avenue has been sold and will forgo renovations to be turned into a ABRA Auto Body. ABRA Auto Body outgrew their current space and was looking to expand. The Vault was a great solution with high visibility to Interstate 29 and only having to move a few blocks from their current location. Renovations are taking place currently and ABRA Auto Body is expected to move next year. Doug Brockhouse and Bradyn Neises represented the sellers and Gerald Teunissen represented the buyers.
One of Sioux Falls’ oldest downtown buildings, the Beach Pay Building, was recently purchased by local investor, Kevin Tupy. Bender Commercial represented both the buyer and the sellers in the transaction. The Beach Pay building is a mixed retail/office building located in the heart of downtown Sioux Falls. Local retailers, Half-Baked, 605 Running and Urban Archaeology are the major retail tenants on the main floor, while the second and third floors are primarily office tenants, including Bender Commercial Real Estate Services. The building was completely renovated in the mid-1990’s, by a group of local business owners including Michael Bender.
PIERRE, S.D. – The South Dakota Board of Regents today announced that Bender Commercial Real Estate Services (Michael Bender, Principal) has been retained to assist the board in developing a commercially reasonable plan to sell and/or lease its 14.5-acre South Dakota School for the Deaf campus on 10th Street near downtown Sioux Falls. A recent report to the regents recommended selling approximately 6 acres of green space at the School for the Deaf and leasing out much of its 98,000 square feet of building space, which includes offices, classrooms, indoor pool, and gymnasium. Bender Commercial recently sold a 6.21 acre parcel of land to Midcontinent Communications. The parcel is located in the Boyce Park Development near Madison Street and Marion Road. Doug Brockhouse and Michael Bender represented the Seller in the transaction, while Rob Fagnan represented the Buyer. Phase 1 of the project will be to move Midco’s Tech Ops division to this location, allowing room for expansion of other ancillary divisions within the organization.
Nick Gustafson recently sold a 9,920 square feet flex building on Katie Road in Tea, SD. Nick represented the Seller in the transaction. In addition to the building, the property included 2.64 acres of land. The buyer plans on converting the warehouse into a basketball training facility
