Doug Brockhouse and Bradyn Neises of Bender Commercial are honored to have helped Enclave Companies find a 12 acre site for Silverthorne Flats. With neighborhood meetings, rezoning, re-platting, and re-engineering we were able to get this deal done. This apartment development will add 230 units to the east side of Sioux Falls. Enclave has started on the dirt work, the first 42-unit building, and the clubhouse. Located near 26th Street and Veterans Parkway, Enclave is excited to complete the project and serve east side Sioux Falls.
Reggie Kuipers with Bender Commercial recently sold a mixed-use property located on the corner of Burnside Street and Elmwood Avenue in west Sioux Falls. The property consisted of a former church, converted to office that was built in 1880 and a brick office building. Reggie represented for the buyer, the Life Mission Pentecostal Church, and the seller in this transaction.
Bender Commercial Real Estate Services recently sold the historic downtown Great Western Bank Building located on the corner of 9th Street and Phillips Avenue. Kelly Phillips Ventures LLLP was the buyer and has plans to renovate the building into an upscale boutique hotel. Bender Commercial represented both the buyer and the seller in the transaction.
Bender Commercial Real Estate Services represented Lennox: Heating and Cooling HVAC Systems in helping to find a "last mile" location in Sioux Falls for a Lennox Parts Plus store. Lennox's goal is to provide contractors with one-day pick-ups for their products. Expectations for the delivery of goods is getting faster and faster and Lennox is working hard to stay ahead of those expectations. Lennox Parts Plus will be leasing 10,000 sq. ft. in a newly constructed building on Madison Street. Lennox's expectation is to open their doors in December of this year or January 2018. Bender Commercial Real Estate is excited to announce another done deal. The Vault on Carolyn Avenue has been sold and will forgo renovations to be turned into a ABRA Auto Body. ABRA Auto Body outgrew their current space and was looking to expand. The Vault was a great solution with high visibility to Interstate 29 and only having to move a few blocks from their current location. Renovations are taking place currently and ABRA Auto Body is expected to move next year. Doug Brockhouse and Bradyn Neises represented the sellers and Gerald Teunissen represented the buyers.
One of Sioux Falls’ oldest downtown buildings, the Beach Pay Building, was recently purchased by local investor, Kevin Tupy. Bender Commercial represented both the buyer and the sellers in the transaction. The Beach Pay building is a mixed retail/office building located in the heart of downtown Sioux Falls. Local retailers, Half-Baked, 605 Running and Urban Archaeology are the major retail tenants on the main floor, while the second and third floors are primarily office tenants, including Bender Commercial Real Estate Services. The building was completely renovated in the mid-1990’s, by a group of local business owners including Michael Bender.
