Tea Development Land Offers Retail, Business, Multi-Family, and Industrial Options

The Tea Commerce development is at Gateway Boulevard and Sundowner Avenue, allowing ideal access to the growing community and the broader metro area it serves.

The development benefits from great access to Gateway Boulevard, which serves as the main corridor in and out of Tea, and soon will benefit from an expanded road network with the construction of South Veterans Parkway, Neises said.
“The site not only serves the growing community of Tea but, due to its proximity to Sioux Falls, also caters to southern and western Sioux Falls. Additionally, it is well positioned to draw traffic from travelers moving north or south on I-29,” he added.
The development will kick off with construction of a new Kwik Star, bringing a popular convenience store, gas station and car wash to the area.
“Kwik Star showed early interest as the developer was designing the site,” Neises said. “We are excited for them to begin construction and to bring energy and increased traffic into the Tea Commerce development.”
The development offers flexibility in lot sizes, and the developer is open to working with interested parties to meet their needs, he continued.
“We are currently in discussions with a hotel operator, several quick-service restaurants, retailers, medical office users and multifamily developers interested in adding residential units,” Neises said.
“As we receive inquiries, we work to piece the puzzle together to create a functional and successful development for all involved.”
In the first two phases, the vision is for the site to host a mix of quick-service and full-service restaurants; medical offices, including dental, physical therapy and chiropractic practices; a bank; and additional strip center retail.
“The location is also ideal for a coffee shop, given its exposure to morning commuter traffic,” Neises said.
As the development enters its third phase, the focus will shift to industrial zoning.
“There has already been strong demand for these lots from contractors, manufacturers and warehouse operators,” Neises said. “We are collaborating with the city of Tea and neighboring developers to extend city sewer service to this area. Once the sewer project nears completion, we have a solid list of interested users ready to secure these sites.”
The developer also has acquired an adjacent 76 acres, with plans to expand the Tea Commerce development to the west.
“While still in the design phase, the goal is to create a cohesive development that incorporates a variety of uses, benefiting owners and tenants within the park as well as the community of Tea,” Neises said.
Retailers also can find their next location sooner rather than later in the Tea Commerce development as part of the new Gateway Boulevard Retail Center, which is planned for construction at Thomas Avenue and Gateway Boulevard.
The building, being developed by Huff Construction, will offer 10,410 square feet available in a flexible layout, with spaces beginning at 1,250 square feet.
“We’re having a lot of promising discussions with prospective tenants,” said Bobbie Tibbetts, who has the building co-listed with Soundy.
“We anticipate multiple commitments this quarter that likely will allow construction to begin as soon as frost is out of the ground.”
The site is located strategically on a hard corner off I-29 with frontage along Gateway Boulevard and easy access.
“It’s an ideal location offering convenience for both transient on-the-go consumers from interstate travel to the destination regulars of Tea, Harrisburg and south Sioux Falls,” Tibbetts said.
“Kwik Star will bring a steady flow of traffic, and the broader development will attract both daily users and regular visitors as it matures.”
Assuming the building starts this spring, shells could be delivered by late June or early July. A drive-thru is available on both ends, making it a desirable space for national retailers.
“We see this building as a fit for quick-service restaurants, coffee shops, personal care services, health and fitness providers and boutiques, among others,” Tibbetts said. “We’ve been pleasantly surprised by the response from other users, so we’re vetting all options.”
