Gustafson Sells Sioux City Distribution Center

Recently, Nick Gustafson closed on a 76,000 square foot, multimillion-dollar distribution center located in Sioux City, Iowa 

The property had quite a bit of interest in the month it was on the open market,” said Gustafson. “We had several offers and ultimately put the property under contract with a local owner occupant.” 

One of the unique features of the property was the 26,400 square feet of freezer/cooler space.

“It’s pretty uncommon to find a property with that much refrigerated / freezer space available for sale. While this restricts the range of possible users, it also generated a significant amount of interest from local owner occupants and investors,” Gustafson added.  

The Sioux City property also featured 31,760 square feet of dry warehouse space and just over 13,000 square feet of office space.  

Overall, Gustafson was encouraged by the fast turnaround for the stand-alone facility and hopes to continue to help Sioux City property owners find the right buyers.  

“Sioux City is a great market with a lot of potential. I’m looking forward to continuing to work with people in the community to meet their commercial real estate needs,” concluded Gustafson.
