Gustafson Closes on Rapid City Call Center

Bender Commercial partner, Nick Gustafson knows how to sell a call center.  

Gustafson recently closed the sale of a 133,102 square foot office building in eastern Rapid City.  

“What made this deal unique was how quickly we were able to close,” Gustafson said. “Normally, properties of this size take a little longer to find the right buyer.” 

Finding the right buyer, in this instance, centered on investing in the relationships already formed through the property. Those relationships began three years ago when Gustafson was hired by the seller to lease a 15,000 square foot vacancy in the property. 

“If you’re looking at the big picture, the relationships that helped close this deal began in 2017 when I helped fill that vacant space. When a different tenant announced they were vacating earlier this year the owner turned to me to help sell the property,” said Gustafson. 

 

Another unique detail of this sale includes Gustafson being selected as the sole representative of a deal this size instead of being the local partner to a national brokerage firm. The seller is a publicly traded REIT located on the east coast. He credits his experience in selling call centers and large offices for earning the owner’s trust to close the deal.  

“I’ve had the opportunity to work on several large deals in recent years and I’ve been successful for my clients to work through the complexities and get the deal done,” said Gustafson.  

Two examples of Gustafson’s call center/large office deals include navigating Capital One’s renewal on their location on Benson Road and his sale of a 75,000 square foot call center in Rapid City, just to the north of his most recent sale referenced in this article.  

Between the relationships he continues to build and his growing reputation in call center/large office sales, Gustafson is looking forward to expanding his presence in Rapid City.
