New Fitness Business Finds a Home in Wellness Building
A fitness concept new to Sioux Falls that aims to transform the way you age will open soon in a building filled with wellness-focused tenants.
The Exercise Coach is a national fitness business being franchised locally by Wade and Amy Kranz and their daughter and son-in-law Emily and Zac Etrheim.
The coach-led approach targets strength training in a format that differs from a traditional fitness center. The 20-minute workouts for any fitness level are guided by Exerbotics equipment. A trainer plugs in a unique code, and the machines adjust a workout to the client’s strengths and weaknesses in real time, reducing the chance of injury.
“My daughter managed two studios in Florida and moved to Sioux Falls to open here,” Wade Kranz said. “I always thought this would be something cool for the Sioux Falls area.”
No more than four people will work out at one time, offering a semiprivate environment and personal attention from your trainer.
The business plans to open in the lower level of the IMA Building at 6709 S. Minnesota Ave.
As a new business in town, the owners “were focused on finding a space with easy access and strong traffic counts but didn’t want to be in a retail center or strip mall,” said Bobbie Tibbetts of Bender Commercial Real Estate Services, who represented them after being referred by an attorney.
The family “knew the area of Sioux Falls we wanted to be in — something on Minnesota, Western or Louise Avenue — and at first, this building wasn’t even on the list,” Kranz said.
“But Bobbie had an idea and had us take a look at this space. And the more I walked through and got a feel for it, I started thinking if we moved a wall and put some glass fronts on it and got new lighting, it could be a good fit. We’re halfway through the build-out, and now I think the space is going to be fantastic.”
“This stretch of Minnesota Avenue and the IMA Building itself offer complementary wellness-focused businesses and services, which make it a good fit,” Tibbetts added. “The building is located nearby both Interstate 229 and Veterans Parkway, which allows easy access to those traveling from anywhere in Sioux Falls and nearby communities.”
The suite “offers an exclusive feel in an inviting space with high ceilings,” she continued. “The space and the build-out will offer a comfortable, welcoming setting, so they can focus on what’s most important: offering the best coach-led, strength training sessions for their clients.”
The hope is to open in July.
“It’s not a medical-based studio, but the tenants are all about health and wellness, so I think we fit well,” Kranz said. “The parking lot is great, with easy access in a perfect area. Bobbie couldn’t have been more helpful and knowledgeable working with us.”
Since acquiring the IMA Building last year, the new owner has made a variety of improvements, including exterior paint and paneling, parking lot upgrades, monument signage improvements, landscaping and professional management.
The building has drawn strong interest from medical users, including a lease from PAX Institute for 4,850 square feet on the main floor and a renewed lease from Avera McKennan for its infectious disease and internal medicine group.
Other tenants include:
- Pulmonary and sleep consultants.
- Hypnos Medical Equipment.
- Divinity Wellness Center.
“We’re in a few conversations with various other medical users for the last two available suites as well,” said Alex Soundy of Bender Commercial, who has the spaces listed.
Suite 204 offers almost 4,500 square feet and “would be a perfect fit for a primary care or family medicine clinic, a specialty clinic, a physical therapist or a chiropractor,” Soundy said.
The space includes a reception area, eight private offices, four exam rooms, a break room and an in-suite restroom with shower and laundry.
Suite 201 is a 2,641-square-foot space that includes a reception area and six exam rooms or private offices, as well as two in-suite restrooms and a work area.
“This would be a good space for a behavioral health or counseling service, small group medical practice or virtual health headquarters,” Soundy said. “It also could be a nice professional office space for multiple industries.”
Both available suites will share access to beautifully finished common areas that include a conference room and restrooms.
