Helping a Family Business Grow and Creating Opportunities for Others

After more than 60 years in the same location, family-owned Overhead Door Company of Sioux Falls realized it was time to find a new space to move into the future.

“We all grew up there, but when I started envisioning the third generation taking over, I knew that business had really changed,” said Jo Turgeon, owner and president, whose parents, Don and Bonnie McCleery, founded the business in 1967.

“In my five-year plan, I knew we needed to make sure we had enough room and adapted to what’s new. That was my entire perspective.”

Her son, Tony, who serves as general manager, agreed.

“What really triggered it is just looking for a modern upgrade,” he said.

“We had an opportunity to gain a lot of efficiency looking at a new location.”

But finding the right space wasn’t easy.

The family started looking in 2022, working with Bender Commercial Real Estate Services.

“I wanted to make sure we stayed on the west side — that was very important to me,” Jo Turgeon said. “We looked and looked, and to me, it was kind of a spiritual thing. I feel like we found the place we were meant to be, and it was such a joy.”

An available lot in the Delbridge property at Madison Street and Ebenezer Avenue became the right fit.

“It’s a nontraditional size but closer to 5 acres and more than double what we currently have,” Tony Turgeon said.

“Our overall office and warehouse square footage isn’t changing, but we have everything under the same roof, and we can load multiple trucks at a time, which will add a lot of efficiency. We couldn’t ask for anything better.”

The new facility also allows the company to showcase its products, including high-speed fabric doors, springless high-cycle doors, flush glass decorative doors and a new dock equipment line.

Working with Bender “has been great,” he added. “With being in one location six decades, we haven’t been able to go through this process, so for our company, it was a brand-new experience, and they made the process super-smooth — from explaining how it all works to giving us realistic time frames and walking through all the details.”

Overhead Door “is an excellent fit as a retail/industrial user within the development,” said Bradyn Neises, a partner at Bender Commercial Real Estate Services, who represents the property.

“Their presence will attract both customer and supplier traffic, contributing to overall activity in the area. They are constructing an impressive, high-quality facility that will serve as a landmark visible from the interstate — demonstrating the value of interstate exposure to the thousands of vehicles that pass by each day.”

The overall development encompasses more than 200 acres and has experienced strong momentum in recent years with a diverse mix of end users, he said.

All industrial lots have been sold, supporting a variety of uses such as manufacturing, contracting, warehousing, a sports facility and other flex-space operations. Other recent transactions include the opening of a Kwik Star and Dakota Angler’s acquisition for future expansion.

The property has remaining lots available for a mix of office and commercial uses with frontage along Interstate 29, Madison Street, Marion Road and Ebenezer Avenue.

“We anticipate increased interest from retail users, particularly quick-service restaurants and neighborhood retail, looking to capitalize on the area’s growing employment base, as well as its proximity to Southeast Technical College, Jefferson High School and the Career and Technical Education Academy,” Neises said.

“The location is also well positioned to serve the expanding population in northwest Sioux Falls. Additionally, we expect continued demand from retail-flex users who benefit from the high visibility and convenient access to and from the interstate. There also is strong potential for live/work developments, with the city of Sioux Falls indicating support for projects under that zoning designation.”

With Overhead Door’s move, the current property also is available for lease.

Located at 6408 W. 12th St. near Sertoma Avenue, it includes six industrial/flex buildings that can be leased together for a total of 29,000 square feet or separately.

“The buildings offer a variety of sizes that can accommodate most industrial users,” said Bender’s Dustin Haber, who represents Overhead Door with Rob Fagnan.

“There’s great visibility along 12th Street, with more than 24,000 vehicles daily and easy access to I-29.”

The buildings have multiple grade-level overhead and dock-high doors, and a portion of the property is fenced.

“Many of the buildings lend themselves to warehousing and cold storage,” Haber said. “Another is a solid option for office, with a handful of private offices and a break room.”

Overhead Door plans to move in the coming month.

“From my mom’s parents down to my daughter and nieces and nephews, we have four generations of people who are very excited about the move,” Tony Turgeon said. “We’re embracing the change, and from my 90-year-old grandpa to my 9-year-old nephew, we have all those people who are excited about it.”
